How to Register an Additional Parking, Pet, or Storage Amenity

For tenancies in rent-controlled units that began on or after January 1, 1999, tenants and owners can by mutual agreement add an amount to the rent for a parking or storage amenity, or permission to have a pet that was not provided at the start of the tenancy. The additional monthly rent must be registered with Rent Control, and it will be added to the current Maximum Allowable Rent. The parking, additional amenity, or permission to have a pet will thereafter be considered a base amenity for the unit.

There are two forms that may be used to register an additional amenity depending on the type. Follow the directions below to file the correct form.

  1. Get the Right Registration Form

    If you are registering an additional parking amenity, you may download that form here. If you are registering either an additional storage amenity and/or the right to have a pet, you may download that form here. You can type directly on the form, but you will need to print it when you have finished. If you would rather get a paper application from us, please email us at rentcontrol@santamonica.gov or call (310) 458-8751 during business hours to request that an application be mailed to you.

  2. Either Form - Enter the Property Address

    On either form, enter the address of the property where the amenity is being added on Line 1 and be sure to identify the Unit ID.

  3. Either Form - Enter Ownership Information

    On Lines 2 through 5 on either form, enter the complete ownership information for this property. The form may be filed only by the registered owner or their authorized agent. Do not enter the address of the agent or the property management company (if any) on these lines.

  4. Instructions for Parking Amenity Form

    On Lines 6 through 9 of the form, enter details regarding the parking amenity. Start with the date this tenancy originally began on Line 6. Then check one of the boxes on Lines 6a, 6b, or 6c to tell us more about the parking spaces being added. If you are checking the box on 6c to indicate the parking amenity is being upgraded somehow, please also have the tenant sign to confirm that they are agreeing to this upcharge.

    On Line 7, please enter the date the parking amenity was added. This date should be after the date on Line 6.

    On Line 8, please enter as a whole dollar the amount that was added for the additional parking.

    On Line 9, check the box next to the type of parking that is being added and the number of new parking spaces. Although a parking space may fit in multiple categories, check only the box that most closely indicates the parking type. For example, for a tandem spot that is also subterranean, check only the tandem box. If you are registering an upgraded parking space and there is no change to the parking type, you may leave Line 9 blank.

  5. Instructions for Storage Space / Pet Amenity Form

    On Lines 6 through 8 of the form, enter details regarding the storage and/or pet amenity. Start with the date this tenancy originally began on Line 6. If you are registering a new storage amenity or an additional storage amenity, check the box on Line 6a or 6b. If you are registering the right to have a pet or to have an additional pet, check the box on Line 6c or 6d.

    On Line 7, please enter the date the new storage or permission to have a pet was added. This date should be after the date on Line 6.

    On Line 8, please enter as a whole dollar the amount that was added for the new storage or permission to have a pet.

  6. Either Form - Print the Form and Complete the Declaration

    Print the application and sign the declaration affirming that all information stated on this form is true and correct with a pen. 

  7. Either Form - Mail the Completed Form
